The buyer comes from a listings portal to check: who is this company, are the prices current, is the building really under construction. If the site answers honestly and quickly, the deal is yours. If it shows sold flats and “price on request”, the buyer goes back to the portal.

An agency and a developer sell different things to different people — so their websites are not alike. Four typical clients:

Resale and rental agency

Hundreds of listings that appear and disappear daily. You need a filterable catalog, agent profiles and district pages — plus automatic feeds to portals, so each flat is not entered three times.

New-build agency

Sells not a flat but a choice between complexes. So the site is a comparison of developments by district, price per square metre, completion date and developer, with selection by the client's budget.

Developer with one complex

A landing page for the complex with renders, a unit grid, floor plans and month-by-month construction progress. The buyer's main objection — “will you finish it?” — must be answered with documents and on-site photos.

Developer with a portfolio of projects

A corporate site plus a dedicated page for each complex, delivered projects as proof, a section for investors and partners, one unit database for all sales offices.

Why a template does not work for a real estate website

  • A 500-listing catalog with filters by district, rooms, price, floor area and floor is simply beyond a site builder: either there are no filters, or every filter click reloads the page for five seconds. The buyer does not wait — they go back to the portal.
  • A developer needs a unit grid: building, section, floor, flats coloured by status with a click through to the floor plan. No template has such a module — it is either drawn as a picture that goes stale within a week, or not done at all.
  • Listings have to sync with the CRM. Otherwise sold flats hang on the site for months, the buyer calls, hears “already gone” — and never trusts a single number on the site again.
  • Construction progress is a separate module: monthly photos, stages, dates. In a template it is a gallery the manager forgets to update. And for a new-build buyer a stale “construction progress” is the biggest signal to run.
  • One flat has to be on the site, on DIM.RIA, on LUN and on OLX at the same time — with the same price and status. Nobody will enter it manually four times. You need a feed, and a template does not provide one.

District, number of rooms, price, floor area, floor, building type, renovation state — filters work instantly, without reloading, and are stored in the URL so the buyer can send the selection to their spouse.

Photos, floor plan with dimensions, a map with surrounding infrastructure, price per square metre and total, mortgage calculation, the agent or manager with a photo and a “Book a viewing” button.

Unit grid for a complex

Building → section → floor → unit. Available, reserved, sold — in different colours. A click on a unit opens the floor plan, price and a reserve button. Updated automatically from the CRM.

Construction progress

Monthly photos with dates, stages with completion percentage, drone video. The manager uploads from a phone in a minute. This is the page a new-build buyer opens first.

Mortgage and instalments

A monthly payment calculator for a specific unit: down payment, term, bank rate or the developer's instalment plan. Shows an amount the buyer can live with — and removes the “this is not for me” barrier.

Building permit, licence, declaration, sample contract, delivered projects with addresses. For an agency — agent credentials and Google reviews. What the buyer looks for when deciding whether to call.

Map and infrastructure

Online reservation and payment

For a developer — reserving a unit from the grid with an online deposit. The unit changes status immediately, the manager gets the request, the buyer gets a confirmation and a reservation agreement.

Mistakes we see on other real estate websites

Before starting we go through the competitors in your city. Here is what repeats:

  1. Sold listings hang around for months. The buyer calls, hears “already gone” — and never trusts a price on the site again.
  2. “Price on request from the manager”. The buyer compares ten complexes in an evening, and the one without a price simply drops out of the comparison.
  3. Construction progress not updated since last year. For a new-build buyer that is not “they forgot” but “they stopped”.
  4. Floor plans as pictures without dimensions or window positions. The buyer cannot picture the flat and does not book a viewing.
  5. No map. The buyer opens Google Maps in another tab to work out where it is — and finds the neighbouring complex there.

What to prepare before starting a real estate website

The more of this you have at the briefing, the shorter the timeline. The first two items define the architecture:

  1. Where the listings database currently lives: CRM, spreadsheet, portal. This decides where the site pulls data from and where it exports to.
  2. For a developer — the unit grid in any form: sections, floors, unit numbers, areas, statuses, prices. At least in Excel.
  3. Floor plans with dimensions and orientation, renders or photos, drone video if available.
  4. Documents: building permit, licence, declaration, sample contract; for an agency — agent credentials.
  5. Instalment terms and partner banks for mortgages — for the calculator.
  6. The list of districts or complexes that need SEO pages, and photos of the managers or agents who will answer enquiries.
